
Park Rules & Regulations
To keep Twin Oaks Resort safe, clean, and enjoyable for everyone, please review and follow these guidelines during your stay across our 168-acre resort and ranch.
General Conduct
All guests are expected to behave respectfully and in a manner that does not disturb others. Loud, disruptive, offensive, or inappropriate behavior is prohibited. Twin Oaks Resort reserves the right to remove any guest whose conduct interferes with the comfort, safety, or enjoyment of others, without refund.
Check-In & Check-Out
RV site check-in begins at 1:00 PM, and specialty lodging (Conestoga covered wagons, yurts, and glamping tents) check-in begins at 4:00 PM. Check-out for all accommodations is 12:00 PM (noon). Early arrival or late departure is subject to availability and may incur additional fees. Please register at the office upon arrival before proceeding to your site.
Reservation & Refund Policy
All sales are final. No refunds are issued for early departures or cancellations. Deposits may transfer as a credit toward a future stay under the conditions described in our Terms & Conditions. Please review the full cancellation policy at the time of booking.
Quiet Hours
Quiet hours are observed from 10:00 PM to 8:00 AM. During this time, please keep noise to a minimum, including music, televisions, generators, and conversation, so that all guests can rest. Please be considerate of your neighbors at all times.
Speed Limit & Roadways
The speed limit throughout the resort is 5 MPH. This applies to all vehicles, golf carts, and go-karts on resort roadways. Watch carefully for children, pedestrians, pets, and wildlife. Go-karts may be operated only in designated areas and during posted hours.
Pets
Pets must be leashed at all times, and owners are responsible for cleaning up after them. Aggressive animals are prohibited. Pets are not permitted in the pool area, event spaces, or any indoor facilities. A designated off-leash area is available for your pet's exercise. Please never leave pets unattended at your site.
Safety & Liability
Twin Oaks Resort is not responsible for theft, damage, or injury to guests or their property. Guests use all resort amenities at their own risk. The use of skateboards, rollerblades, and bicycles is restricted in certain areas for everyone's safety.
Pool & Amenity Rules
Children must be supervised by an adult at all times in and around the pool. There is no lifeguard on duty; swim at your own risk. Glass containers are not permitted in the pool area. Amenity hours, including the pool, lake, western town, and go-kart track, vary seasonally and may change without notice.
Lake & Grounds
Please respect the lake and natural grounds. Fishing, where permitted, is catch-and-release unless otherwise posted, and children near the water must be supervised at all times. Help us preserve the property by keeping all common areas, trails, and the western town clean and free of litter.
Vehicles & Site Use
Only approved and registered vehicles may park at guest sites. Blocking roadways, fire lanes, or neighboring sites is prohibited. Please keep your site clean and tidy, dispose of trash in the designated receptacles, and connect only to your assigned utility hookups. Washing RVs or vehicles on-site may be restricted.
Guests & Visitors
All visitors must register at the office upon arrival. Registered guests are responsible for the conduct of their visitors and for ensuring they follow all resort rules. Visitors must depart by the end of posted visiting hours unless prior arrangements have been made with management.
Campfires & Grilling
Campfires are permitted only in designated fire rings or approved containers and must never be left unattended. Fires must be fully extinguished before you retire for the night or leave your site. Please observe any burn bans in effect for Colorado County. Fireworks are strictly prohibited anywhere on the property.
Smoking & Fire Safety
Smoking is not permitted inside any specialty lodging or enclosed facility. Please dispose of smoking materials responsibly and never toss them on the ground.
Management Rights
Twin Oaks Resort reserves the right to refuse service and to remove any guest who violates these rules, without refund. These rules may be updated at any time, and additional posted rules throughout the property are considered part of these regulations.
