Reservation Confirmation and Deposit

A reservation becomes formally confirmed only upon your receipt of a reservation number from our booking department and payment of the required deposit. The rates quoted to you during the reservation process are subject to change and may be modified without prior notice.

Rights of Guests

Guest rights at Twin Oaks Resort are granted through a revocable license agreement that may be terminated at management's discretion. This arrangement does not constitute a tenancy, lease, or any other interest in real property, and no landlord-tenant relationship is created by your stay.

Liability Disclaimer

Twin Oaks Resort assumes no responsibility for accidents, injuries, or loss of property from any cause whatsoever, including but not limited to fire, theft, weather, or acts of God. The use of skateboards, rollerblades, and bicycles in restricted areas, as well as running on ramps or other accessibility features, is prohibited.

Behavioral Conduct

Guests must refrain from any activity that is disruptive, offensive, or otherwise objectionable. Twin Oaks Resort maintains a peaceful, family-friendly environment and expects every guest to respect the comfort and enjoyment of others on the property.

Management Rights

Twin Oaks Resort reserves the right to refuse or discontinue service to any individual or group for any reason, including but not limited to the condition of a guest's unit, occupancy violations, or any infraction of resort policy.

Enforcement of Behavioral Conduct

Guests who violate our conduct rules must leave the property immediately and will not receive any refund of deposits or fees paid.

Sales and Refund Policy

All sales at Twin Oaks Resort are final. A zero-refund policy applies except as expressly outlined under the Force Majeure and Cancellation provisions below.

Pet Policy

Dogs must remain leashed at all times except within designated off-leash areas. Aggressive dogs are not permitted on the property. Pets are not allowed in the pool area, event and gathering spaces, indoor facilities, or restrooms. Owners are fully responsible for cleaning up after their pets and for their pet's behavior at all times.

Force Majeure

Natural disasters, severe weather, flooding, fire, changes in ownership, or other events beyond our reasonable control may render service impossible. In such circumstances, Twin Oaks Resort will attempt to refund deposits after deducting processing fees, taxes, and any third-party costs, at management's sole discretion. Alternatively, deposits may be transferred as a credit to an affiliated or sister property, subject to availability and that property's separate terms.

Rate Changes

Rates displayed at the time of booking may differ from those applied at check-in due to seasonal adjustments, promotional changes, or operational circumstances.

Cancellation Policy (Effective 12-28-2023)

Reservations Less Than One Month

• A non-refundable deposit of $50 is required.
• A minimum of one week's cancellation notice is required.
• The deposit is held as a credit toward a future booking within 12 months, provided proper notice is given.
• Cancellations made within one week of arrival forfeit the deposit.

Reservations Greater Than One Month

• A non-refundable deposit of $100 is required.
• A minimum of one month's cancellation notice is required.
• The deposit is held as a credit toward a future booking within 12 months, provided proper notice is given.
• The deposit is automatically applied to the final month's rent.
• Cancellations made within one month of arrival forfeit the deposit.
• Early checkout by one week or more without at least 30 days' notice incurs an additional $100 fee.

No refunds will be issued for early checkouts or cancellations.

Check-in and Check-out Policy

Standard RV site check-in is 1:00 PM and check-out is 12:00 PM (noon). Specialty lodging — including Conestoga covered wagons, yurts, and glamping tents — has a check-in time of 4:00 PM. Early check-in and late check-out are subject to availability and may incur additional fees. Departing after the scheduled check-out time without prior arrangement will result in additional charges.

Modification Policy

Guests must notify Twin Oaks Resort of any modification within one week of arrival (for stays under one week) or within one month of arrival (for longer stays). All modifications are subject to management approval and may incur additional charges. Providing early notification helps you avoid forfeiting your deposit; processing fees are non-refundable under all circumstances.

Privacy

Guest information, including phone numbers, will not be shared with third parties for marketing purposes. By providing your phone number, you consent to receive SMS and email notifications regarding your reservation and stay; reply "STOP" to unsubscribe at any time. Safety and Security

Guests are solely responsible for their own safety and for the security of their possessions. Twin Oaks Resort assumes no liability for any loss, damage, or theft of personal property.

Amenities and Services

Amenities listed on our website — including the pool, lake, go-karts, western town, and event spaces — may become temporarily unavailable due to maintenance, weather, or other unforeseen circumstances. Twin Oaks Resort accepts no responsibility for any resulting inconvenience.

Governing Law

These Terms & Conditions are governed by the laws of the State of Texas, where Twin Oaks Resort is located. Any disputes should be addressed directly with Twin Oaks Resort management.
